It takes buyers a matter of minutes to decide on their new home. One of the biggest financial commitments of their lives is based on their immediate emotional response to a property, and how comfortable they feel in the space.
It is not to be underestimated how powerful that first impression is, and how important it is for a seller not to miss the opportunity of presenting a buyer with a property they can see as their new home.
Empty or carelessly prepared properties often fail to achieve their market potential and invariably take longer to sell than those which are well presented.
Most people find it difficult to visualise how to turn a series of empty or cluttered rooms into their new home.

Dressing a property for sale
Step 1
Clients with a property to sell come to us directly or are referred by estate agents.
Step 2
After an initial visit and consultation, we produce a detailed proposal which comments on the current presentation of the property and our recommendations for improving it. Every property is unique, with features that should be accentuated and other aspects from which attention should be diverted – we tailor each proposal to suit a property’s specific needs.
Step 4
Once instructed, our first task is to make sure that the property has been properly cleaned, surfaces are gleaming, and that the windows are sparkling clean.
We will make any necessary small repairs (change light bulbs etc). For anything more substantial we have a trusted and skilled team on hand to help.
Step 3
Included in the proposal will be a detailed list of furnishings and decorative items drawn from our large in-house stock that we will use to dress the property. The proposal also details fees and the terms of the contract.
Step 5
Finally, we carefully select items of furniture to install within the property. With over 20 years’ experience in the property styling field, we know exactly the right kind of furniture to suit the space and most importantly the target market.
Sofas and beds will be beautifully presented, prints and mirrors hung, and smaller decorative items placed to achieve an overall look of comfort and style which still remains a little aspirational.
We understand that time is of the essence when it comes to the property market; we act quickly and can usually have a property dressed and ready for your chosen agent to launch on the market within a week of instruction.
